Procurement Challenge: Scale Without Compromise
Luxury apartment developments face a specific specification challenge that single-family projects do not: maintaining the quality and consistency of a bespoke aesthetic across hundreds of identical installations. The developer’s interior designer had specified a distinctive fluted panel door in matte champagne (RAL 1019) with brushed gold hardware—a finish that needed to look equally premium on apartment 401 as it did on the penthouse.
Technical Requirements: Miami-Dade Approval
Florida building codes require all exterior doors in Miami-Dade County to carry a Notice of Acceptance (NOA), certifying performance to HVHZ (High Velocity Hurricane Zone) standards. KINGSHIELD’s door assembly was tested to:
- TAS 201: Large missile impact (9 lb 2×4 at 50 ft/s)
- TAS 202: Cyclic wind pressure (±90 psf)
- TAS 203: Water infiltration resistance at 15% of design pressure
Manufacturing and Quality Control
All 246 doors were manufactured in a single production run to ensure finish consistency. KINGSHIELD’s QC protocol included:
- Spectrometer color measurement of every door leaf before shipping (ΔE ≤ 0.5 tolerance)
- 100% hardware function testing including multi-point lock engagement force measurement
- Random-sample acoustic testing (10% of production batch)
- Protective film and packaging for sea freight to avoid finish damage
Installation Program
Phased delivery synchronized with the building’s floor-by-floor completion sequence reduced storage requirements on site. KINGSHIELD’s project management team coordinated delivery windows with the main contractor’s program, achieving zero installation delays across the 14-week fit-out period.
Outcome
The developer reported zero defect callbacks in the first 12 months post-handover across the entire 246-door installation—an exceptional performance record for a project of this scale and complexity.
